The part nobody tells you about holiday lets

If you run it yourself, some of these will sound familiar.

None of that needs to be yours. Whether you live round the corner or further afield, I'm your local eyes and ears: the cleaning is family-run, and I deal with whatever comes up. You see the bookings and the money.

Busy and quiet months, month by month

An estimate from the Sykes owner calculator (about £18,050 for a Beccles 2-bed) and the UK 2-bed average of £21,000. At the 18% standard rate you'd keep about £13,850. Cleaning is paid separately by guests. Yours uses your own address and size.

  • The cautious figure first. Not the best week of August times fifty-two.
  • The quiet months too, month by month, next to the busy ones.
  • What you'd keep after the booking site's fee and mine, in pounds.
  • Two or three changes that would earn your home more, whether you hand it over or not.

  3. I come round with a safety checklist

If you'd like, we walk round the house together. I go through a fire and gas safety checklist for holiday lets (a prompt list, not a formal assessment), and leave the checklist and the cautious figure with you on paper. If it isn't for you, keep both.

    See the checklist
    • Smoke alarms, linked, and a heat alarm in the kitchen
    • Carbon monoxide alarm by any gas or wood burner
    • Fire blanket in the kitchen
    • Doors out that open without a key
    • Gas safety record, renewed every year
    • Written fire risk assessment
    • EPC, and holiday let insurance
    • Mortgage, lease and any Broads planning condition
  4. Ready for guests

Photos, the listing, prices, the paperwork dates set up and the cleaning arranged. Then the first booking.

Hand it over. All of it.

Here's everything I take on. Your part is reading one page a month and watching the money land.

Listing and photos
Listed on Airbnb and the other big booking sites, with photos and words that make people book.
Pricing that moves
Up for summer and bank holidays, down to fill the quiet weeks.
Guests looked after
Questions and check-in details answered quickly, and a local number to ring if something goes wrong.
Family-run cleaning, photographed before and after
A local family cleaning team I work with, the same faces wherever possible. They photograph each room before and after every clean, so you can see your home after every guest without driving over, and if something's been damaged, the arrival photos are your evidence.
Safety paperwork kept on track
I track the dates, arrange the engineers with you and keep copies. Qualified people sign the certificates. You stay the legal owner. That covers the yearly gas check, the fire risk assessment review and your EPC.
Repairs sorted
A local handyman for the little things. You're asked before anything big.
A plain monthly report
One page each month showing bookings and money in, plus anything you should know.

Never let it before? I'll set it all up.

A second home, a house you've inherited, or the place you're moving out of: you don't need to know where to start. I'll take you from an empty house to the first booking.

  1. The safety basics. A gas safety check, a fire risk assessment, linked smoke alarms and a carbon monoxide alarm. I arrange the engineers with you.
  2. The right insurance. Holiday let insurance, not normal home cover. I'll tell you what to ask for.
  3. Guest-ready. What guests expect in the kitchen and bedrooms, fresh linen, a keysafe and a short house guide.
  4. Photos and the listing. Written and set up on Airbnb, priced for the season.
  5. Council tax and business rates. What letting for 70 nights or more a year means for you, so nothing catches you out.
  6. Then the first guests, and everything after them, looked after.

Want it for yourself some weeks? Keep those dates, and let it the weeks you're not there.

15%

for the whole of 2027. The cleaning is family-run, so I'm starting with five homes to get every changeover right, and the first owners get a better rate in return for honest feedback.

  • No setup fee
  • Airbnb pays you directly. Guest money never goes through me
  • No lock-in, just 60 days notice so booked guests aren't let down
  • Cleaning paid from the guest's cleaning fee, not your pocket

Standard

18%

from 2028 for founding homes, and for homes that join after the first five.

Both rates: charged on the booking site's payout, after its fee, with the cleaning fee taken out. No VAT added while Staithe is under the VAT threshold. If that changes, I'll give you notice first.

How that compares. Some managers round here charge 15% plus VAT, which is 18% for most owners. Here, founding owners pay 15% with nothing added, and the standard 18% costs the same as their 15% plus VAT.

Five minutes away, not two counties.

Big agencies run hundreds of homes from somewhere else. When a guest can't find the key at nine at night, or the boiler goes on a Saturday, you want someone nearby who picks up.

I'm setting up Staithe to look after a handful of homes properly, and to look after each one as if it were my own. Cleaning and changeovers are family-run, the same faces wherever possible, and they spot the dripping tap or the tired duvet before a guest does. You deal with me directly, and I pick up.

What owners ask first

What exactly is the fee?

18% of what the booking site pays out for each stay, after its own fee and with the cleaning fee taken out. Founding owners pay 15% for the whole of 2027. If Airbnb pays out £1,000, my fee is £180, or £150 at the founding rate. No setup fee, no VAT added while Staithe is under the threshold, and nothing when your home is empty.

Isn't 18% more than some local firms?

Some charge 15% plus VAT, which most owners pay as 18%. Mine has no VAT on top, so the standard rate costs you the same, and founding owners pay less. The difference is what's included: a family cleaning team you'll know by name, photos before and after every clean, and the safety dates kept for you.

Who's responsible for the safety rules?

You stay the legal owner. I track the dates, book the engineers and keep copies of every certificate, and qualified people sign them: a Gas Safe engineer for the gas check, a competent assessor for the fire risk assessment.

What do I need to get started?

Holiday let insurance; a gas safety record if you have gas; a written fire risk assessment; linked smoke alarms with a heat alarm in the kitchen; a carbon monoxide alarm by any gas or wood burner; and an EPC if you let for four months or more a year. If something's missing, the walk round shows it, and I'll book someone to sort it.

I'm with Sykes or another agency. Can I switch?

Usually, yes. Check your contract's notice period first. We'll plan the move around bookings already taken, so no guest is let down.

What about the winter?

Some months here are quiet, and I won't pretend otherwise. Your earnings check shows the quiet months alongside the busy ones. In winter we go after short breaks, Christmas and New Year, dog-friendly stays and walking weekends.

Can I still use the house myself?

Yes. Block any dates you want, and see every booking and payment whenever you like.

Am I tied in?

No lock-in. You can leave with 60 days notice, so guests who've already booked aren't let down.

What if a guest damages something?

The arrival photos from the clean show the damage with the date on it, so I can gather the evidence quickly and help you claim through the booking site or the guest's deposit. You'll also need your own holiday let insurance, which we'll check together at the start.
